Following the financial crisis there have been significant changes to the real estate investment landscape, as traditional banking investors withdrew from the market following their exposure to bad debt.

As such lending in the industry began to drop, leaving a significant gap in liquidity in the industry. Many banks have remained reluctant to lend in the sector over recent years offering a unique opportunity for funds and other non-bank lenders to take advantage of the situation and offer alternative solutions to borrowers, which has changed the entire lending landscape for both borrowers and investors.

These new, non-bank lenders have undoubtedly helped close the liquidity gap, however many argue that they have not fully managed to replace banks.
